Down Payment Assistance Programs in Indiana 2025
Indiana homebuyers have access to multiple IHCDA programs and local assistance. Here is what is available statewide and how to qualify.
The Indiana Housing and Community Development Authority (IHCDA) administers Indiana's most widely used homebuyer assistance programs.
IHCDA Programs
Next Home: 3.5% of purchase price in DPA as a second mortgage. Available to ALL buyers — not just first-timers. Works with FHA, conventional, VA, and USDA.
First Place: For first-time buyers — provides 6% assistance for FHA or 3% for conventional.
MY HOME: 3% assistance for income-qualifying buyers across most loan types.
Eligibility
Credit score 640+, income limits vary by county (typically $90,000-$120,000 for a family of 4), primary residence only, homebuyer education course required.
Indianapolis Programs
The Indianapolis Neighborhood Housing Partnership (INHP) offers DPA programs and counseling for Indianapolis buyers.
Veterans in Indiana
Veterans can combine IHCDA assistance with VA loans — potentially purchasing with $0 down and covering closing costs through layered programs.
